How to Verify RERA-Registered Projects in Lucknow: Buyer Checklist 2026

Check the exact project, phase, promoter and plot or apartment against official RERA disclosures, approvals and the proposed purchase agreement.

RERA project verification in Lucknow: start with the exact phase

RERA project verification in Lucknow means checking the proposed purchase against the official project record maintained under the Real Estate (Regulation and Development) Act, 2016. The buyer needs to connect the registration number, promoter, project land, registered phase and particular apartment or plot. A RERA logo in an advertisement is only a starting point.

Use the Uttar Pradesh Real Estate Regulatory Authority as the official source for project registration and available disclosures. Search by the supported project, promoter or registration particulars, then compare the result with the documents supplied by the seller. Similar project names and adjoining phases should not be treated as interchangeable.

2026 status note: This guide does not certify the live status of any named project or claim a newly announced UP RERA procedure. Current registration, extensions, orders and disclosures must be checked in the official record when the purchase is being considered.

The practical outcome is a buyer file showing what is registered, what is approved, what is promised and what remains to be completed. These are related questions, but one registration entry does not answer all of them.

What RERA registration establishes — and what to check separately

RERA and the other documents in a Lucknow project purchase
RecordWhat it helps establishSeparate check still needed
Project registrationThe project or phase registered with the authority and the particulars disclosed for it.Confirm that the exact unit or plot offered belongs to that registered land and phase.
Promoter identityThe legal entity or person named in the official project record.Establish who owns the land, who can execute the agreement and conveyance, and who receives payment.
Disclosed approvalsThe approval documents available in the project disclosures.Read the complete sanction, land schedule and conditions, and verify the relevant current authority position.
Declared project timelineThe completion information and any relevant extension or order shown in the record.Compare the agreement, present construction position and operative orders rather than relying on a brochure date.
Project documents and updatesThe material published under the applicable disclosure requirements.Investigate missing, inconsistent or materially outdated information through the promoter and relevant authority.
RERA-related orderThe operative decision concerning the project, promoter or issue covered.Read the complete order, parties, scope and present status before assuming it resolves the buyer's particular claim.

Collect a project identification sheet before searching

Ask the promoter for the full legal project name, registration number, phase, promoter name, land location and approval references. For an apartment, add tower, floor, unit number and the agreed area description. For a plot, add plot number, dimensions and the underlying revenue parcel connection.

Record the name used in advertisements separately from the legal name. A marketing brand can cover several entities, projects or phases. The agreement and official records should identify the actual party and property, not rely on brand recognition alone.

Project identification details to match across records
DetailDocuments to compareWhy the match matters
Registration numberOfficial UP RERA result, advertisement, booking form and draft agreement.A valid number belonging to a different project does not cover the property being offered.
Promoter and signatoryOfficial record, entity documents and execution authority. The person negotiating may not be the person legally authorised to bind the promoter or convey the land.
Phase and landRegistration particulars, land schedule, approved layout and title documents.A project can have adjoining land outside the registered or approved phase.
Unit or plotAllotment proposal, sanctioned plan, price sheet and agreement schedule.Prevents substitution of a different floor, tower, plot or location within the project.
Area terminologyAgreement, sanctioned drawing and cost calculation.Carpet area, built-up descriptions and land area should not be mixed to conceal the actual product or price basis.
TimelineOfficial project record, extensions or orders and the possession clause. The promised date should be understood with the operative documents and contractual remedies.

Step-by-step official project lookup

Open the official UP RERA website and select the available project-search service. Use the number supplied by the promoter where possible, and cross-check the project and promoter names in the result. Read the complete available project page rather than stopping when the search returns a match.

Examine the registration particulars and any status information, extension, order or linked document relevant to the purchase. Where the portal presents several records, identify the exact phase and registration. Save the source, search date and documents relied on in the buyer file.

If the promoter says the project is exempt from registration, ask for the legal and factual basis. Not every real-estate transaction falls within project registration requirements, but a private assertion of exemption is not a substitute for examining the statutory criteria and the project's facts.

Read approvals at parcel and unit level

Locate the layout or building sanction and compare its land schedule with the registered project. Identify the competent planning authority and the complete approved drawing, including revisions where applicable. A cropped approval letter does not show whether the offered plot or tower is inside the sanction.

For Lucknow projects, LDA approval, revenue conversion and RERA registration perform different roles. A Section 80 declaration does not independently approve a layout, and RERA registration does not cure a missing title link. Use our LDA plot verification guide for the drawing-to-ground checks.

Promoter title, mortgages and payment entitlement

Read the documents explaining the promoter's right to develop and sell. The arrangement may involve ownership, a development agreement, a landowner-promoter relationship or another structure. Identify the parties who must execute the agreement and conveyance for the rights being offered.

Investigate mortgages and the treatment of the particular unit or plot. If project land is charged to a lender, establish the applicable release or consent arrangement and how it will be documented at completion. A payment receipt from the promoter does not establish that lender rights have been discharged.

Check the payment recipient against the agreement and the official project information. An instruction to pay an unrelated personal account needs an authentic, lawful explanation before funds move. Preserve the price sheet, agreement, demand and payment references together.

Booking amount and agreement for sale

Section 13 of the central RERA framework restricts a promoter from taking more than ten per cent of the cost of the apartment, plot or building as an advance or application fee without first entering into the required written and registered agreement for sale. The agreement's required terms and the applicable UP framework should be examined for the transaction.

The agreement should accurately identify the property, price components, payment schedule, possession obligations and consequences of default or delay. A booking form is not a substitute for reading the operative agreement. Compare promises about parking, services, access and amenities with the documents that actually bind the parties.

Read updates and orders as a chronology

Look at the sequence of the project record: original registration, disclosed progress, extensions, relevant proceedings and later orders. A single status label may not explain the history or the obligations now in force. Read the operative documents behind important changes.

Where an order is cited by a salesperson, obtain the complete text and identify the project, parties, relief and conditions. A decision concerning another buyer, phase or issue should not be presented as an unrestricted approval of the entire development.

Record gaps for follow-up. Missing material can have several explanations, so ask for the document or official clarification that addresses the exact issue. The goal is an evidence-based purchase file, not a list of unexplained screenshots.

Example: a registered project number used for another phase

Assume a promoter advertises Green View Phase II and provides the registration number for Green View Phase I. The official record may be genuine while the match to the offered unit is wrong. Compare the land schedule, phase boundary and unit location before treating the number as relevant.

Phase mismatch example — evidence that resolves the issue
ItemWhat the buyer should requestWhat it establishes
Official registrationThe entry covering the offered phase and land.Whether the proposed purchase belongs to the cited registered project.
Approved drawingOperative sanction and any approved revision covering the unit or plot.Whether the development configuration offered is actually approved.
Agreement scheduleExact phase, tower or plot and corresponding land identifiers.Whether the contract describes the verified property rather than a broader brand.
Promoter explanationDocumentary connection between the marketed phase and official records.Whether the naming difference is explainable or a substantive coverage gap remains.

If the connection cannot be shown, the booking should not describe the phase as verified merely because a nearby registration exists. Resolve the property match before structuring a payment obligation around it.

Buying a resale unit inside a registered project

A resale requires two connected investigations. The project record explains the development and its disclosures; the resale owner's documents explain the rights that person can sell. An original project registration number does not establish that the present seller completed their acquisition or can transfer the unit without a lender or other party's participation.

Ask for the seller's allotment, agreement, conveyance where applicable, possession documents and payment or dues records relevant to the interest offered. Identify whether the transaction is an assignment before conveyance or a sale of an already conveyed property. The correct instrument and necessary participation follow that distinction.

EntitlementPromoter and land or development-right disclosures.Seller's acquisition and any assignment or transfer conditions.
FinanceRelevant project security and release arrangements.Seller's personal mortgage, lender custody and discharge requirements.
DuesApplicable project, authority or common-obligation records.Account reconciliation and contractual allocation of outstanding amounts.
PossessionRelevant completion and delivery position for the building or phase.Actual occupation, keys, tenancy if any and agreed handover.
TransferProject documents and applicable conveyance framework.Necessary seller, promoter or authority participation and the correct final instrument.

Where the promoter must participate in an assignment, obtain the applicable terms and written requirements. Where the owner already holds a conveyance, read it for restrictions and the rights included. Do not let a resale booking form obscure which legal transaction is proposed.

A buyer should also reconcile promises made by the resale seller with the project obligations. For example, an amenity claimed by the seller may belong to a different phase or depend on rights not included in the unit documents. Check the documentary basis rather than relying on the owner's description of how residents currently use it.

Keep project-level and owner-level findings in the same completion checklist, with separate action owners. A project approval issue may require promoter or authority records, while a seller mortgage needs that seller's lender arrangement. This prevents one party from saying the other side's documents answer an unrelated problem.

The final resale decision should therefore explain both the unit's place within the verified project and the seller's transferable interest. That combination is especially useful when a buyer is financing the purchase or expects immediate possession.

Frequently asked questions

Does RERA registration guarantee the property has clear title?

It is part of the disclosure and regulatory framework. Independently connect the title, development rights, approvals, security and specific unit to the transaction. Registration does not replace that legal analysis.

Can the same registration number cover every phase?

Check the actual official registration and phase particulars. Do not extend a number to adjoining or later land solely because the promoter uses one project brand.

Should I check the project again before the final payment?

Yes. Review material intervening updates, orders, approval changes and completion conditions. Keep the final decision tied to the current transaction rather than an old booking-stage search.

Where can I check a project advertised as exempt?

Examine the statutory basis, project facts and applicable official material. Ask the promoter for a documented explanation and use the authority's official enquiry route where clarification is needed.

Use UP RERA for the official project record, LDA for relevant planning information and India Code for the central Act. Our Lucknow title verification guide explains the wider ownership review, and the plot buying checklist connects freehold, leasehold and approval checks.

A useful RERA verification result identifies the exact purchase, explains the documentary matches and turns unresolved issues into specific completion tasks. That gives a buyer something stronger than a registration badge: a transaction whose land, promoter, approvals and promises can be traced.
