Property work divides into three stages, and problems usually arise because one of them was skipped. Before the transaction there is verification: whose property it is, how they came to own it, and whether anything encumbers it. At the transaction there is documentation and registration. After it there is mutation and the correction of revenue and municipal records so that the change of ownership is reflected where it matters.

Two points are worth stating plainly at the outset, because they are the source of a great deal of avoidable litigation. An agreement to sell does not by itself transfer ownership. And mutation of a revenue record does not confer title — it records a change for fiscal purposes. Both are important steps, but neither does the job people frequently assume they do.
